New Dwellings, Part L1a
Dwelling as designed SAP assessments
Providing any guidance or advice necessary for the new development to gain compliance with Part L1a of the building regulations or code for sustainable homes (CSH) assessments.
Sap calculations, DER/TER calculations, building control check list, U-Value calculations, condensation risk analysis, overheating assessment and predictive energy assessments.
Single development
New dwelling under 200m² TFA £120.00 plus vat
New dwelling between 200- 500m² TFA £140.00 plus vat
New dwelling over 500m² TFA £220.00 plus vat
Multiple developments
Cost for each House type £100.00 plus vat
Same property type different energy type thereafter. £ 35.00 plus vat
For example
A development of 6 plots with 2 house types would cost 2@ £100 = £200 + 4 @ £ 35 = £140
Total cost for SAP calculations as designed £340 plus vat.
Dwelling as Built SAP assessments & Energy Performance Certificate. (On completion)
Amending the original SAP calculation as designed to allow for any changes from the original build specification including adding air pressure results etc.
An energy performance certificate (EPC) will be produced from the SAP as built assessment and therefore the cost of producing the EPC will be included in the Dwelling as Built assessment although a lodgement fee will have to be paid to the accreditation body and HCR Register which may increase periodically.

Current accreditation and lodgement Fee £ 15.50 plus vat
Conversions / change of use, Part L1b
Providing any guidance or advice necessary for the development to gain compliance with Part L1b of the building regulations.
Sap calculations, U-Value calculations, condensation risk analysis and predictive energy assessments.
SAP calculations as existing (please see dwelling as designed costs)
Energy performance certificate including lodgement £ 45.50 plus vat
Feasibility studies
To justifying excessive glazing including compliance with Part L1b £180.00 plus vat Fifteen year payback period feasibility study to remove the need for upgrading wall insulation on conversions or change of use as required under part L1b.

Code for sustainable homes Ene 7 feasibility studies for the integration
of LZC technologies on a development (up to 6 plots does not include

All costs include providing the advice necessary for either compliance with building regulations
Part L1or with code sustainable home assessments (CSH) ene1 percentage reduction of DER compared to TER.
We are SAP assessors and on-construction domestic energy assessors accredited with Elmhurst home energy and also are authorised SAP assessors registered with Northgate information solutions (formerly MVM).
What information do we need?
- Drawings as prepared for building control including building notes
- Window schedule including any manufactures data
- Site plan including North point
- Heating and fuel type, secondary heating gas fires etc.
- If not on the plans we would need to know type of insulation including any manufactures data
- Ventilation type i.e. extractor fans, mechanical ventilation etc
- Sheltered sides, over shading, if not on the site plans
Cracking the code
We are working on various projects for compliance with the codes for sustainable development, and are looking for various ambitious opportunities to be able to deliver the equivalent of code 3 or 4 of the code for sustainable development on existing properties.
The following elements of the code are the % reduction in carbon dioxide emissions in comparison to the relevant Target Emission Rate (TER) set out in the building regulations Part L 2006.
There are other criteria required for a dwelling to comply with the codes for sustainable development which include water consumption and the impact on the environment from the construction, but as energy assessors we will for now concentrate on the required reduction in the dwellings carbon dioxide emissions.

The government has set an ambitious implementation of the codes for sustainable development, a new dwelling built after 2010 will have to meet Code 3, and in 2016 all new dwellings will have to be carbon neutral and achieve code 6.
